If you built all or part of your home yourself, your basis is the total amount it cost you to build it. You can’t include in basis the real estate taxes value of your own labor or any other labor for which you didn’t pay. How you figure your basis depends on how you acquire your home.
If you are the seller and you pay them, they are expenses of the sale and reduce the amount realized on the sale. Generally, your real estate taxes and home mortgage interest are included in your house payment. You can exclude from gross income any discharges of qualified principal residence indebtedness made after 2006 and in most cases before 2026.
